A final plat in recordable form must be prepared by a qualified person who is registered as a land surveyor in the State of Minnesota and must conform to all State and County requirements and the requirements of the Eden Prairie City Code Section 12.20.
Approval by the City Council is granted only when conditions of the Final Plat Application requirements are met. City Council meetings are typically scheduled the 1st and 3rd Tuesday of every month. Meeting dates can be found edenprairie.org/Calendar.
All material necessary for the Engineering Division to process this request must be provided at least 21 days prior to the Council meeting for which approval is requested. Those representatives listed on the final plat application will receive a copy of the final plat report prior to the City Council meeting.
If the Fee Owner of the property is not the applicant, the applicant must submit with the application a signed Consent of Owner. The consent must be uploaded into the application. To request a copy of this document contact the Engineering Division.
The Applicant/Fee Owner or other authorized representative is responsible for recording the Final Plat with Hennepin County immediately following approval and full execution.
Application Requirements
- 2 PDFs of the final plat (1 22"x36" and 1 8.5"x11" reduction to a 1"=200' scale)
- Current Title Commitment or Registered Property Report
After City Council approval of the Final Plat request, the following items are to be submitted to the Engineering Division:
- 2 mylars (24"x36") of the approved plat with any required corrections, notarized signatures of the land owner(s) and certified land surveyor(s).
- List of areas (to the nearest square foot) of all lots, outlots and road right-of-ways certified by the surveyor who signs the plat.
- Electronic file of the Final Plat containing parcel and easement data in AutoCAD format in Hennepin County coordinates.
- All applicable fees, financial securities in accordance with City Code Section 12.50, and other documents as required in the Final Plat Report or the Developers Agreement must be provided prior to release of the Final Plat.
Fees are determined after review of the Final Plat Application by Engineering staff using the City's Fee Resolution and Fee Ordinance, both of which can be found through the City Budget page. Fees are based on the following:
- Engineering (land use — residential, commercial, etc.)
- Street Lighting (estimated monthly cost of 1 light, or fraction thereof, per 200 feet of centerline street length using utility provider's prevailing rates and collected for 36 months)
- Street Signs
- Engineering Land Development Services (5% of construction cost for public infrastructure improvements)
